2. Does the location have a split personality? Last year, Americans bought a record 1.07 million vacation homes-14% of all homes sold, according to the National Association of Realtors. And 28% of them said they planned to use that home as their future full-time residence. But that can be a mistake, says Tom Kelly, author of Real Estate for Boomers and Beyond. "They assume they can go to their longtime vacation spot that they've loved for years and deem it their year-round retirement place," he says. "For a lot of people, it's a huge mistake. They don't like it off-season. They end up selling it and focusing on a better retirement community." Many of the huge numbers of retirees who moved from the Northeast to Florida for better weather, for example, have found the summers too hot or the distance from relatives too far. So some of them have moved halfway back, to places such as the Carolinas, earning them the nickname "half-backs."
